The condition of the offices no longer meets current requirements with the façades acknowledged to be of a poor quality contributing little to the streetscape.

 

The proposal is to replace like for like new offices; and retail, of up to 6 floors + basement to a high standard matching the quality of the adjacent Dover House. 

The site is located within the Lower Marsh Conservation Area but the building itself is not listed nor deemed a building of merit.
